The Party Wall Act will apply to all construction works where the following parameters apply:-
Construction works within 3m of a neighbour’s property.
Extension works built up to the boundary position.
Extension works where there is a party wall dividing terrace and semi-detached property.
Loft conversions to terrace and semi-detached property.
Removal of a chimney breast.
Very deep piled foundations within 6m of a neighbour’s property
The Act places a legal obligation on all owners to serve an advance legal Notice prior to works commencing on site. You may also need to enter into a legal agreement (Party Wall Award) with your neighbours regarding the works that are to take place. We would recommend that you consult with a Party Wall Surveyor at least two months prior to your start date to avoid any delays on site.
